EU to be Destroyed by a Moral Crisis

The Bulgarian President Rosen Plevneliev talked about the country’s relations with the European Union and the migration situation in one of the latest editions of The Global Conversation. He stated that Bulgaria has joined NATO some 12 years ago, after which it joined the European Union and was hoping to join the travel-free Schengen area ever since.

Plevneliev also stated that he wants to see Bulgaria a proud member of the European Union, prosperous, safe and secure.

The Bulgarian President stated that he is standing firmly against the building of walls between the member states of Europe. After all, the Schengen agreement has been a dream come true for more than 500 million Europeans who believe in the free travel without borders. He further stated that the European integration is a process for the country members to modernize, to restore the laws and to create institutions that serve people. Plevneliev also stated that he wants to see Bulgaria a proud member of the European Union, prosperous, safe and secure.

Long Tower – the New Office Center in Sofia

The Long Tower Office Building that is to be constructed in Sofia city is named so due to its impressive height of 56 meters. It will include office premises of various size and layout, welcoming waiting areas, underground parking zone and panoramic terrace. The new office center will be situated on Bulgaria Blvd, parallel to Todor Kablieshkov Blvd. above the roof of the already operating trade center Bulgaria Mall. The seven storey building will cover 18 550 sq.m of area and will feature many premises of different usage.

The Long Tower Office Building that is to be constructed in Sofia city is named so due to its impressive height of 56 meters.

The main entrance of the Long Tower office center will be placed from the side of Todor Kableshkov Blvd. There will be a second entrance to the south towards Bulgaria Blvd. The ground area will provide the connection between the underground floors with the parking lots and the above ground floors with the offices. There will be located the main entrance and the welcoming zone. Close to the reception zone will be located the security guard’s premises. The connection to the shopping center will be possible from all levels of the office building.

Bulgaria: Schengen Requirements are met

Bulgaria and Romania have met all the requirements for becoming members of the passport-free travel Schengen area. However, the entry is not happening. The European Commission Deputy Chief Spokesperson Mina Andreeva confirmed the two countries’ readiness to become full-fledged members of the Schengen zone in front of the European Commission, but in order for this to happen Romania and Bulgaria are in need of a unanimous decision by all EU member states.

Bulgaria and Romania have met all the requirements for becoming members of the passport-free travel Schengen area.

Several months ago some of the European leaders stated that the Schengen zone is under a threat from the migration and many countries decided to introduce temporary border controls. Bulgarian and Romania authorities stated that they are not happy but added that Schengen admission is not a priority for them today due to the same migration crisis.

Currently 22 out of 27 European Union countries are member states of the Schengen area. Croatia, Romania and Bulgaria are on their way to join the Schengen zone.

The project will be built in several phases. The first one will be focused on two office buildings of 18 000 sq.m, 120 apartments and the underground parking area for the first three office and residential buildings. The second phase will be focused on the infrastructure. The third phase will be focused on the taller office and residential buildings.

Bulgaria reliably protecting the Schengen borders

Bulgaria is fulfiling its commitments towards Europe by protecting successfully the Schengen borders in time of migration crisis. That was stated by Boiko Borrisov, the Prime Minister of Bulgaria at the end of the training Frontiers 2016. The training showed the good cooperation between the Bulgarian Army and the Ministry of Interior. The Prime Minister further stated that Bulgaria has answered all its commitments that concern the protection of the Schengen borders.

The training’ main aim was to show the reaction towards real time situations and the coordinated efforts of the national police, the army, the border police, etc. According to the Chief of Defence Lieutenant General Constantin Popov, the interaction between the Ministry of Interiorand the colleagues is excellent. The joint operations of military personnel, policemen, and the Bulgarian Red Cross were in line with the scenario prepared in advance. Onsite to observe the training showing Bulgaria’s readiness to enter the Schengen Area were the Deputy Minister of Defence, the Minister of Transport, Information Technologies and Communications, the Chief Commissioner, the Secretary General of the Ministry of Interior and many representatives of local authorities.

New Sofia Offices in Mladost and Kambanite area

In 2015 was launched the construction of a new office project called – Kambanite, which is expected to be ready by July this year. The company that owns the plot of 10.7 thousand sq. m and invests in the construction plans to offer a multifunctional building of the highest class, that covers the criteria for green buildings and urban constructions. The same company has already invested in the construction of the new office building where the HP headquarters in Bulgaria is based. That is why the company sees the new project for an office building in Sofia as part of the expansion in that region of the capital.

New Sofia Offices in Mladost and Kambanite area

The company has already declared that it has many other plots of land close to the ring road and has plans to build on them. Yet, there are still no projects in mind but even so most probably they will be focused on the construction of business centers for the software and outsourcing companies. The total unfolded built-up area of the office center “Kambanite” will be 13.5 thousand sq.m, where the office premises that will be rented are 10.1 thousand sq.m. In addition, the project will have a restaurant and 215 parking lots. There is a serious interest in the project and many existing and new tenants coming from the IT and outsourcing sphere. Mladost region is also appealing as a residential zone, suitable for the families with children and the young professionals working in one of the office centers in that part of Sofia.

Bulgaria Wants Equal Access to the Entry-Exit System of All Member States

Bulgaria has expressed its will for an equal access to the Entry-Exit System of the European Union for all member states. The country’s desire was presented by the Interior Minister of Bulgaria Rumyana Bachvarova, aiming to boost the efficiency of the fight against the organized crime and terrorism. The establishment of the Entry-Exit System has been proposed by the European Commission, aiming to make border checks of the non-EU nationals to become stronger and faster, while the external border management and the internal security to become easier.

Bulgaria Wants Equal Access to the Entry-Exit System of All Member States

Bulgaria, not being a member of the Schengen area, is not in the position to use the full potential of those key visa information systems with a communication infrastructure, central IT system, and links to the national systems of the member countries. Even though, the country provides security along one of the most vulnerable and important borders of the European Union having in mind the crisis with the migrants. The European Council has adopted a new directive that uses the passenger name record collecting data for the prevention of terrorist attacks.

The two countries do qualify for joining the Schengen Zone, yet for this to become a fact an unanimous decision of the member states of the European Union is required. The two countries’ request to obtain access to the Schengen zone but have been facing vetoes for years based on the internal instability and the various changes going on.

The Schengen area is that part of Europe where citizens from 22 European countries can travel without the need of visa and passport, as well as no border control. The countries that are currently outsiders include Bulgaria and Romania, Cyprus and Croatia, the United Kingdom and Ireland. The total population of the Schengen Area is more than 4000 million people. According to the president of France Schengen Area has to change and be improved.

Sofia Offices in the First Months of 2016

Sofia offices market saw an active search in the last three months, a tendency that was going on in the first five months of 2016 as well. The main factor for this market situation is the increased interest and need towards expansion of the offices that have been previously rented. This interest mainly comes from the BPO centers and the IT companies and it resulted in the creation of many new office projects. In 2015 only in Sofia city were completed more than 105 000 sq.m of offices. Great deal of them were rented before the office centers were even completed. That is why the current supply of office premises on the market is still insufficient.

The Sofia office market is being driven by the interest of the new tenants and the expansion of the companies that are already on the market. The average size of the rented offices in 2015 was 1200 sq.m. – a fact that confirms the need of the companies for more spacious offices. The offices that are planned to be completed in 2016 are only 70 000 sq.m., in smaller office buildings great part of which for the investor companies own usage. This means that the lack of high-quality office buildings will not be dealt with in 2016 as well and the tendency for renting offices that are still under construction will remain valid. The completion of the larger office projects is planned for the first half of 2017.
